The RERA checklist every Gurugram buyer should run before paying a rupee

Every under-construction project sold in Haryana has to be registered with the Haryana Real Estate Regulatory Authority. That registration is not a formality — it is the single most useful piece of due diligence available to a buyer, and it is free to check.

What the registration number actually tells you

A HARERA number looks something like GGM/799/531/2024/26. Entered into the authority's portal, it returns the promoter's name, the sanctioned plan, the declared completion date, and the quarterly progress the builder has self-reported. If a project you are being sold does not appear, that is the end of the conversation.

The five checks

  • Verify the project exists on the portal. Search by registration number, not by project name. Marketing names change; numbers do not.
  • Compare the declared possession date to what you were told verbally. A gap between the two is common and is the most frequent source of later disputes.
  • Read the sanctioned plan. The approved plan is what the builder is legally bound to deliver. Brochure renders are not.
  • Check the promoter's other registrations. The same portal lists every project by that promoter, including any with lapsed registrations.
  • Confirm the agent is registered too. Agents selling RERA-registered projects must themselves be registered. Ask for the number.

What RERA does not cover

Completed buildings and resale transactions fall outside the registration regime. For a resale flat, your due diligence shifts to the chain of title, the society's no-objection certificate, and any outstanding dues on the unit. Those require a different checklist — and, honestly, a lawyer.
